California high desert valley at golden hour

Process

How it works

Two short paths — one for buyers, one for owners selling. Both end at escrow, and neither depends on you taking our word for anything.

Buying a parcel

  1. Choose a parcel

Browse the listings and shortlist by county, acreage and budget.

  2. Request the file

We share what we hold: address, lot size, parcel maps, MLS number where one exists, and the current price.

  3. Do your due diligence

Verify zoning, use, access, utilities and taxes with the City, County and Assessor. Visit the site.

  4. Agree terms

Purchases are cash or hard money, net to seller, buyer pays closing costs. No document fees.

  5. Close through escrow

The transaction is documented and recorded, and the deed transfers to you.

Selling your land

  1. Send the property details

Location, acreage, asking price and anything relevant about the parcel.

  2. We review it

County records and comparable sales tell us quickly whether it fits our buyers.

  3. You get an answer

A purchase conversation, or a clear no with the reason.

  4. Close through escrow

If we proceed, escrow or title handles the funds and the recording.

Next step

Tell us the county, the acreage and the budget. We will send what matches.
